Marion A. Oberdick is a Pennsylvania Certified General Appraiser and serves as a Senior Appraiser with Principle Valuation Group and serves as a Senior Valuation Consultant with Principle Tax Consultants. Marion specializes in the valuation of commercial and industrial properties, with particular depth in tax assessment appeals, condemnation and eminent domain, and complex litigation support. Across a career spanning more than four decades in real estate, Marion has developed a comprehensive command of appraisal practice - identifying commercial and industrial properties for assessment appeals throughout Pennsylvania, managing appeal risk, and reviewing appraisal reports in preparation for assessment hearings and trial.
Marion is a seasoned expert witness, having provided testimony before Tax Assessment Boards across Pennsylvania and in the Court of Common Pleas of York County. That hearing-room and courtroom experience is reinforced by extensive specialized training in condemnation appraising, Pennsylvania eminent domain law, subdivision and apartment valuation, oil and gas valuation, and the separation of real, personal, and intangible business assets — equipping Marion to take on assignments of unusual complexity and to defend those conclusions under scrutiny.
What distinguishes Marion is a genuinely 360-degree perspective on real estate. Before earning the State Certified General Appraiser credential in 2009, Marion built a career that touched nearly every side of the industry: as a partner in a construction firm specializing in historic restoration and new residential construction, as a real estate salesperson and sales manager holding a Pennsylvania license since 1987, as a residential mortgage loan officer, and as a longtime owner and manager of rental property. That firsthand understanding of how properties are built, financed, bought, sold, and operated grounds the practical, well-supported analysis Marion brings to every valuation.
Beyond professional practice, Marion has been a dedicated civic leader with a longstanding commitment to housing and community development — serving as Commissioner and Chair of the Housing Authority of the City of York, and contributing to organizations including the Local Housing Investment Fund and Trust of South Central PA, Historic York, the Rotary Club of York, and the York County Association of Realtors, which Marion served as President.
