Melissa Mueller McCullough is a Partner with Principle Capital Advisors, where she provides commercial capital advisory and brokering services nationwide, and a Mortgage Strategist with MarveLoans, LLC, where she originates residential mortgages - Conventional, FHA, USDA, VA, and renovation loans - across a footprint spanning Pennsylvania, Maryland, Ohio, West Virginia, Virginia, D.C., Georgia, Florida, Tennessee, Texas, Massachusetts, and Michigan.

Melissa's lending career began at Co/LAB Lending (formerly Keystone Alliance Mortgage), followed by 18 months as an Account Executive with CoStar Group, the leading provider of commercial real estate data and analytics - experience that gave her a deep, data-driven view of commercial property values and market conditions that continues to inform her work today.

What sets Melissa apart is the breadth of her background outside of lending: nearly five years split between technical recruiting and account management at Global Data Consultants, and prior HR experience handling staff credentialing and budget support in a healthcare setting. That varied path has given her a genuinely people-first approach that she brings to every client relationship. As a real estate investor herself, Melissa also understands lending from the other side of the table - insight she uses to guide both first-time buyers and seasoned investors through the financing process.
