Paul F. Hlubb, Jr., MAI, SRA, CRE is Senior Advisor, Counselor, and Broker of Record with Principle Real Estate Companies and the patriarch of a now three-generation appraisal legacy at the firm. With a career spanning more than five decades, Paul brings a rare depth of experience across appraisal, banking, and brokerage, having built and led his own firm, Hlubb & Associates, for sixteen years before founding Principle in 2015.
Paul's career began in the trenches of the industry as a staff and associate appraiser before he spent two decades in banking as First Vice President, SBA Loan Manager, and Chief Appraiser at First Maryland Bancorp (predecessor to what is now M&T Bank) - experience that gave him a uniquely well-rounded perspective on both sides of the lending and valuation relationship. That foundation, paired with his time as President of Maryland Realty Appraisers, shaped the practical, market-tested judgment he brings to every assignment today.
Paul holds the Appraisal Institute's MAI and SRA designations and is a member of The Counselors of Real Estate (CRE) - among the most respected credentials in the profession - along with Certified General Appraiser licenses in Maryland, Virginia, Delaware, and the District of Columbia, and a Maryland real estate broker's license. He has testified before courts including the U.S. Bankruptcy Court and Circuit Courts across Maryland, and specializes in car wash and gas station properties, business valuation, and going concern interests, alongside broader work in office, warehouse, industrial, land development, and church properties across Maryland, Delaware, D.C., and Northern Virginia.
A longtime Realtor member of the Greater Baltimore Board, Greater Capital Area Association, Maryland Association, and National Association of Realtors, Paul also served as President of the Appraisal Institute's Maryland Chapter and remains active with FIABCI and the Urban Land Institute. His decades of leadership, mentorship, and hands-on expertise continue to shape the standards Principle holds itself to today.
